About Jack
Twenty years in.

Jack moved to South Boston in 2006 and joined Joyce Lebedew Real Estate, helping renters, buyers, and property owners across the neighborhood ever since. Seven years of residential mortgage lending before real estate means he reads a deal from both sides of the table.

How it works
Three steps.
Usually 24–48 hours.
Each applicant should have these ready before applying:
- Photo ID (license or passport)
- Two most recent pay stubs, or an offer letter
- Last two bank statements (self-employed: last two tax returns)
- Contact info for current landlord and employer
Fill it out online in about ten minutes, or download the PDF package and send it back to Jack@JackStaley.com. One application per adult occupant.
Jack walks your file to the owner personally — no portal black hole. Most applicants hear back within one to two business days, then it’s deposit, lease, keys.
Fee disclosure
Broker fees, in plain English
Massachusetts law changed on August 1, 2025: a broker’s fee is paid by the party who engaged the broker. If the property owner hired Jack to list the apartment, the owner pays the fee. If you hire Jack to search on your behalf, the fee terms are disclosed and agreed to in writing before any showing.
Whatever the situation, you’ll receive and sign the required agency and fee disclosure forms before you commit to anything — no surprises at lease signing.
